Shive-Hattery, Inc. worked to rejuvenate the existing mall to a new shopping experience. Part of this work involved the relocation and reconfiguration of entrance drives and almost 50 percent of the parking spaces at the existing mall center. The reconfigured parking spaces were located to aid in traffic circulation while getting shoppers closer to the destination of their choosing.

Shive-Hattery coordinated with multiple stake holders to meet various demands including not impeding access to stores that remained open during the construction and renovation. The new parking areas were also transformed from a sea of asphalt and concrete to a more livable softer feel through the use of stylized lighting, landscaping, benches, and pavers to create a more relaxed atmosphere.

Shive-Hattery worked with Cullinan Properties to rejuvenate the College Hills Mall and create a new shopping experience for the Bloomington Normal community. Over recent years, the existing mall had become over 80 percent vacant. The original College Hills Mall was built in the late 1970s and resided on a 54-acre site.

The project, known as "Shoppes at College Hills," consisted of demalling the original center and the creation of a new lifestyle center. This lifestyle center will be one of its own to this community, providing an experience like no other. Although the core center of the adjoining mall property were demolished, three major tenants including Von Maur Department Store, Target, and Hobby Lobby remain in their existing buildings. Each of these anchor buildings is individually owned, making this project unique in that the developer's parcel is actually 24-acres.

In addition to the building development, there was a major rework of the site to improve amenities such as signage, park benches, lighting elements, planters, landscaping, etc. The new center offers upscale shopping, dining, and entertainment. Future improvements to the site will include a hotel and more retail areas.
