Shive-Hattery was selected to provide master planning and design services for a 297-acre development parcel located at a proposed interchange on Interstate 72 in Springfield, Illinois. This development will be the premier retail destination in this market. It will include an open-air lifestyle center, big box retail, local commercial, open space and residential components. The parcel will likely also include community gateway features, parks and trail networks.

This project presented significant engineering challenges due to a very flat topography and inadequate storm water drainage infrastructure. Multiple storm water management scenarios were explored with the owners, the City of Springfield, and the Illinois DOT. The ultimate solution involved designing a series of five interconnected storm water detention ponds including accommodating storm water runoff from another township and development property and reconstruction of a new storm outfall under the Interstate 72 interchange to a regional detention pond located on the opposite side of the interstate. This system resulted in reduced outflows from the regional detention pond and effectively discharged runoff from the 297 acre site for a 100-year storm at less than a one year undeveloped release rate.

Initial services included a three-day design charrette with the client and city officials to prepare site development master plan concepts, open-air lifestyle center concepts and architectural character and identity concepts. These materials enabled the owner to communicate its vision of this development to the city, potential investors and potential tenants.
