RIADG Building 332 Renovations

The Rock Island Arsenal Development Group retained Shive-Hattery to perform design, bidding, and construction phase services for the renovation of Building 332 on the Rock Island Arsenal. The goal is to convert the five-room, approximately 50,000 square foot, World War I-era warehouse into multi-tenant office space. To date, two rooms of approximately 20,000 square feet have been renovated. The building renovation included asbestos abatement, interior design, and architectural and civil, structural, mechanical, and electrical engineering design services. Asbestos abatement included removing insulation from piping systems and the removal of windows with glazing of asbestos containing materials. Site improvements included paving an alley, creating parking spaces, and improvements to site grading and drainage. New water, sewer, and natural gas services were extended to the building. Building envelope improvements included masonry restoration, furring out and insulating walls, window replacement, roof replacement, and replacing the north wall, which is protected by an existing canopy, with a blast resistant glass curtain wall.

Each of the renovated 10,000 square foot “rooms” has reception areas, private offices, conference rooms, break rooms, toilet rooms, and mechanical rooms. Skylights were added to corridors serving the various small offices to allow natural light in to the interior areas. Water Supply and waste piping was extended to the new toilet rooms and other miscellaneous locations throughout the space.

Each mechanical room contains a domestic water heater, modular boilers and circulating pumps, and a variable air volume (VAV) air handling unit with hot water preheat coil, chilled water cooling coil, and variable speed drive. VAV boxes with hot water reheat coils are utilized in the ducted air distribution system. Ductwork in areas exposed to the structure is painted, single-wall, spiral. Ductwork in areas with ceilings is rectangular and wrapped with insulation. An additional mechanical room is located in the northwest corner of Room 5. This room houses a 100 ton water cooled modular chiller sized for the entire building. Associated chilled water pumps, condenser water pump, and remote cooling tower sump are also located in this room. Chilled water piping is extended to the mechanical rooms housing the air handling units. A cooling tower is located at the northwest exterior of the building. The temperature control system is direct digital control, web based, and BACNET listed.

A new dry-pipe sprinkler system is provided throughout the building and dock areas. The east sprinkler room serves Rooms 1, 2, and 3 and the adjacent dock areas. The west sprinkler room serves Rooms 4 and 5 and the adjacent dock areas. A new 13.8 KV electrical service was extended to the building, and a 1,500 KVA 13.8KV to 480/277 volt transformer was installed at the building. 277 volt lighting and a fire alarm system were installed throughout the renovated area.

The building envelope improvements and selection of high efficiency mechanical and electrical systems allowed the renovated portions of the building to exceed the EPACT requirement of the building being 30% more efficient that an ASHRAE 90.1-2004 baseline building.
