In 2007, Shive-Hattery began working on the development of the property that is south of I-80 and east of First Avenue, near the Marriott Hotel in Coralville. Working with Suttle-Mindlin, master planner, and DESCO, the developer, a master plan was created. Shive-Hattery's services included layout alternatives and projects costs that would move the project forward to design.
In late 2008, the City of Coralville decided to make a change in the developer and OliverMcMillan, San Diego, was selected. Shive-Hattery was selected to work with OliverMcMillan on civil/site design for the overall development. The initial phase includes a 50-acre area between 9th Street and I-80 and a 13-acre, 600,000-square-foot medical office and clinic building campus adjacent to 1st Avenue for the University of Iowa Hospitals and Clinics.
The overall project will be approximately 120 acres. It will be a mixed-use development including commercial/retail, medical office building, office, residential townhouses, arena, hospitality services, theater, intermodal facility. This will be a multi-year project with site construction costs for the overall development in the $30 to $40 million range.
The location of the development is a brownfield site being converted to a mixed use urban development. Design and planning of the project includes many stakeholders and public/private partnership opportunities. A main challenge of this project is incorporating urban design principals on a site that has over 70 feet of vertical relief.
Shive-Hattery's role includes design of the private infrastructure of roadways, parking lots, utilities, and sustainable features while collaborating with the City’s engineers on the public infrastructure. The Shive-Hattery team is also providing coordination between various stakeholders, consultants, and public/private interests. This is a multi-phase project that will require several years to develop.
